Many people think that the Spring real estate market is a few months away, the truth is that it is already here. If you are thinking of listing your home there are a few things that you must consider.
First, the minute you sign the listing contract, your home is no longer yours. True, you may physically live in the space, but others will be looking to see if it can become their space. As seen on HGTV, they will make comments and judge your choices on just about everything. This is why it is best not to be around for showings!.
Second, look at your home through the eyes of someone who has never been in it. You may not notice imperfections, but to buyers, something small can grow in their minds. Likewise, look at what attracted you to the home in the first place and build on that.
Third, today's look is clean and minimal, buyers want something that feels spacious. Storage units can be your friend, so start on the de-cluttering and perhaps try moving some furniture around to open up the flow in your rooms. Some recommend a total stripping of any personal touches - photographs, personal statements ect. I don't think that you need to go scorched earth on pictures of grandma and the kids, but perhaps a more curated look, remember that a buyer is trying to visualize how their pictures of grandma and the kids will look, so some well placed items will add warmth.
Fourth, take a hard look at your closets, basements and attics if you have them. People are obsessed with closet space and you want to make sure you look like you have a generous amount, so look through your things and ask "does this 6 year old coast/sweater/shirt give me joy/" If not, why do you have it taking up space? You need to pack anyway, so might as well get started!
Fifth - Clean, clean and clean some more. Clean in places you never thought of, or have someone do it for you. you may not see it, but a buyer will, and perception is a big part of sales.
