By right, 71 apartments, 51 parking spots (mostly underground), and 12,000 square feet of retail space are coming to Palmer & Girard in Fishtown. They have already secured a fresh grocer for half of the first floor, and work should begin within the next 6 months. By this time in 2019, the old site of Lou Wolff Auto Sales will be completely transformed. Combined with the new apartment building across the street, the Rec Center renovations, and the new Adaire Schoolyard, this whole area will look quite different. This section of Girard has been screaming for this kind of quality retail and density, and I think it is overall a good thing. Traffic is one concern, as the entrance to the parking garage will be off of Palmer, and cars will exit onto Girard, but there will also be tons of bike parking and an Indego station is already right around the corner. The project will also include a large green roof, a gym, and several other great amenities. It looks like this will be a solid building that will attract good tenants, and while I'm not looking forward to living through the construction, I am excited to see (and visit) the finished product.
