Rumor has it that the Philadelphia real estate market will remain strong for a while. With demand high and inventory low, buyers can be a little anxious when they find a property they want. The competitive nature of this market makes it imperative to be responsive to the buyers’ interest. While it might be a “sellers’ market” you don’t want to risk missing the BEST offer even if there may be others. So, what’s a seller to do?
I live by the concept, “time is of the essence”. This holds true with regard to making your home available for showings. While it may seem reasonable to you to request an hour, two hours, or even 24-hour notice, the prospective buyer may not have that kind of time. Generally, a buyer’s agent will try to schedule showings as far in advance as possible. But, what if they are working with an out of town buyer who will be leaving in a few hours and they passed by your home while viewing others homes? What if your home would have been exactly what they were looking for at the price they were willing to pay?
Here are some other ways you can make sure you stay ready to show your home in less than an hour.
Make sure the whole family is on board. It may be inconvenient and uncomfortable for a while, but if the ultimate goal is to get your home sold quickly everyone will have to make some minor adjustments in the way you live.
Have a quick clean plan. For the most part, your home should be kept spotless while it is on the market. Have a plan to quickly tidy up from everyday life if you should happen to get a showing request that can’t wait.
Remember to take care of pets. Again, it can be a slight inconvenience but make sure you have a plan for securing your pets, especially when you’re not at home. You may have to kennel them or take them to “daycare” while you’re at work. Thinking you will be able to run home quickly if there’s a showing request doesn’t always work out.
Courtesy calls only. If at all possible, don’t require confirmation for showings. A courtesy call should suffice, since your house should always be ready to show. If you miss a call because you were in a meeting or your cell phone battery was dead, it could mean missing a contract.
