CUSTOM BUILT HOMES ARE EASIER THAN YOU THINK

Customizing your own home is easier than you think and can be simpler than looking at 200+ homes to find the perfect one; just getting frustrated that the kitchen is in the wrong place or the closets are too small or the coloring of the floor just isn't quite right.

CITYSPACE can help you find a vacant lot in an area that you want to live, we will work with you and an architect to get the exact floor plan and flow to your new home, we have an on staff design team that can help pick out your finishes to create a unique home unlike any other and we also have builders on hand that are ready to build your new home with the attention to details in mind.

Financing such a venture is also much easier than you might think AND can get you into a home at much less than others are paying for finished homes; often $50K-$100K less than consumer market value in some cases. For example: A lot in Northern Liberties is $140,000 and will allow a 2500 sq ft home w garage. This home can be built at $100 per sq ft or $250,000 to build. You are at a current estimated cost of $390,000 ... this same home as a consumer market value could sell anywhere from $550,000 to $600,000 depending on the finishes you and the designer choose. That's a whopping $160,000 to $190,000 BELOW what it could be sold for to a consumer! (*Total costs and fees will vary w closing costs for the lot purchase).

The basic steps to creating your own home are as follows:

1) Get Pre Approved for a loan to start construction
2) We locate a lot in the neighborhood you want to live and purchase it
3) We discuss with an architect what kind of house we can build
4) We meet with an interior designer to arrange the flow and finishes
5) We hire a builder to construct the home within our budget
6) We apply for zoning approval and building permits
7) We start construction
8) Construction is complete and you move into your new home

Again, the process is fairly simple but it can take some time to get to the finish line. You will need to have patience but in the end it can be much simpler than being frustrated looking for a completed house that doesn't quite match up.
